Apartment inventory - Bureau d'expertise fees

Question

We recently moved into an unfurnished apartment in Brussels and when signing the lease we agreed with the estate agent and landlady to have a third party inventory done to make avoid disagreements. We were told that this wouldn't be too expensive and that we would pay half each and the landlady would take care of the agency.

When we got the inventory and the bill I was surprised to see it was a ~20 page report with everything written about every room in minute details, and the charge for it was 180 euros to me and my landlady each.

Having lived in a few different countries before I was expecting maybe ~50-100 euros (total) and a rough inventory with mostly pictures and descriptions of the things that were wrong.

Is this extremely excessive written inventory and the very high price standard business practice in Belgium? Frankly I feel like I have been duped into buying more than I wanted and am not sure what to do.

No - 360 inc. VAT sounds about right for a 2-3 bed apartment.

The inventory is not excessive. Just detailed. You would be well advised to go through it with a fine tooth-comb as you have about a month to report anything that's been missed.
