Auditing and/or legal action against a syndic - possible?

Question

Dear property owners,

I’m convinced that the current syndic managing our 32-apartment building is ripping us owners off. (I’ve got almost a decade of “experience” as an apartment owner and I’ve dealt with 3 different syndics.)

The syndic are very good at avoiding my questions and requests for explanations/clarification regarding the numerous, opaquely-described charges which have been increasing at an alarming rate over the past 2-3 years.
Neither the minor works executed, nor those planned justify the enormous rise in costs.

Is there any service which audits syndics?
What are the possibilities for legal action against a (potentially) fraudulent syndic?
What if I refuse to pay the bills until my questions have been adequately answered by the syndic?

Who pays the syndic fees? The owner or the tenant?

Hi Chris,
I'm not sure about auditing services - but I would advise you in your next AGM not to give a discharge to the syndic for the previous year. Like that you are not accepting that year's charges and I believe it means that you can take legal action against them<

i thought insurance agent can pull out a syndic from work but have proves
of their fraudulence. For instance, syndic does not invite you to by-annual owners meetings where decision taken about renovation of the building, frequency of cleaning and so forth, especially agreeing on costs of maintenance.
