To buy or to rent? If buy, sell the existing house first or buy first?

We bought a house when we moved to Belgium as an investment, now it's not big enough for the family and we want to live in another commune...we cannot decide to buy or to rent for the 2nd house? first sell? first buy? difficult series of questions!! any experience, ideas?
