End of lease

Question

Hi all,
My three year lease ends on July 31st. My landlady has asked me whether or not I wish to stay on.
Must I renew my lease or can I remain here for a few more months without a lease?
Is it possible to renegotiate a lease i.e. rent reduction?
Can I get a lease of one year's duration?

No doubt others will comment, but my understanding is that, as three clear months notice of determination wasn't given by either party (as they were entitled to do up to April 30th), your three-year lease WILL automatically become a nine-year lease (of which the first three years will already have run) on August 1st. You will be able to terminate it at any time without penalty by giving three clear calendar months notice. The existing rental will continue to apply subject to the standard indexation arrangements. Your landlady won't be able to terminate the lease except in very exceptional circumstances.

You can, of course, attempt to renegotiate specific items, such as rental, with your landlady, but you can't change the fact that you will automatically have a nine-year lease (in effect from now), but that is to your advantage.
