etat des lieux

Hi all,
We have been renting a pretty large house here in W.S.P. for almost 4 years now. We have a very annoying and picky landlord who will often appear at the door without an appointment to come in. He will ask us to cut the grass etc. Anyway we will be leaving in the end of summer so i want to be well prepared for him when it comes to the exit,. We have kept the house in good condtion, did all the usual serviceing required. I plan to have it cleaned to an inch of its life to give him no cause to complain. What is the law in having the property as good as new. She may think the walls need painting or will she take 4 years of the price for painting it again in the future. Is it possible to ask for an english speaking person to to do the Etat des Lieux,, if any of you know one? I feel the guy who do the entry ha d the advantage as we had limited French and he flew through it I just want to be best prepared for all this.

I don't think it'll matter how good you get it they'll always hit you up for something.
