Legal requirements prior to renting selling property

Hello,

Im planning my move to North America once i land the right job offer, soon i would like to apply for what they call in French General Certificat de Performance Energetique, prior to making an appointment with the expert, what information/documents are required?

If you plan to advertise your apartment as a possible rental property or if you want to sell it, by law you need to quote the results of the test for the Performance Energetique. If not available you have to mention "PEB en course" or something like that.

But the Certificate is very easy to obtain. I used this company and I was extremely happy with them:

cheapest on the market, the guy came at the time we agreed, gave tons of explanations while checking the energy consumption and features of the apartment (double glazing, insulation, etc etc), and provided the PDF certificate by email in a couple of days andd by post few days later. They also accept Ecocheque as payment if you have any.

You also need to have the electricity certified if you want to rent, but not if you want to sell it as long as the new owneer agrees with it (he will have 18 months to have it certified and this is compulsory).

But you can do both with this company, PEB and Electricity.
