Modular houses in Brussels

Question

Hello all, does anyone have experience with modular/ prefabricated houses in Brussels specifically and permits? Any companies you would recommend (constructeurs de masion prefabrique)? I see a lot of ads on companies but not sure if Brussels allows you to build one on the land you bought.

If you buy land with building permission, the size and type of build is specified.
The commune will tell you what you can build. Prefab should be fine, unless there are restrictions on the plot/neighborhood. Remember, anything new in the Brussels region needs to be passive.
Whatever happens, you'll be needing an architect to help you through the process.

I would stay away from Modulart. I live in a rental house. Everything is poor quality and poorly constructed.

We used Sibomat who constructed a wood frame house with brick exterior walls. It's extremely well insulated and we have a PEB energy rating of "A".
I researched many companies and found Sibomat to be the best for our needs and price/value. Construction was planned well and done efficiently and finished on-time. We've been living here for 7 years without problems.

thanks Derrick! You already had the land for it? And does Sibomat go beyond the frame / walls, do they also do bits of the interior like the kitchen or bathroom?
