Can anyone reccommend a good Syndic (gestionnaire de l'immeuble) please?

Dear xpats,
I have bought an apartment in a building that is managed by a Syndic that everybody is fed up with because of the year on year increase in charges. Charges for this, charges for that. They don't give any details of why they are demanding such high charges. They are using the service of people with who they have some kind of arrangement and charging huge sums of money for the simplest of jobs. There is lack of transparency.

We have all decided to not renew their mandate and we want to appoint a new Syndic. So I would be very very greteful to anyone who could suggest someone they know who are honest and not into cover up and fraud. I suspect the census across the board on this subject might be that they are all the same and it is better to stick with the devil you know. But I still believe that there are property managers who are honest and professional.

Any help would be much appreciated.

for past experience i can suggest you few names that you should stay well away from...

yours is quite a difficult question, but you could try the forum www.pim.be, it's more local and there are some good contributors, you might find some good tips in there.

La Gestion d'Immeubles, chee de la Hulpe 150, 1170 Bruxelles, 02.374.9130, Laurent Legros runs our building of about 30 apartments. Their accounting is transparent, and their mandate has been renewed annually at the AGM for about the last 7 years or so. Personally, I found them to be quite responsive, especially since we have no concierge. Best to pick three agencies and ask them to submit their bids in writing. Then the co-propriety can choose. Why not manage the property yourselves? Elect or appoint a small committee of the occupants. That would be definitely be cheaper and probably more efficient!
