disagreement at the etat de liex de sortir

Question

HELLLLLLPP!
I did etat de lieux de sortir for an appartment I only rented for 2mths and stayed in for 5 weeks!!! 2 days ago we did the etat de lieux de sortir, and since I did not agree with who represnted the landlord (a woman represented him at the etat dentree and a man represented him at the etat de sortir, so always different person).
The man who represnted the landlord was really looking into small details and turned the place upside down and I do not agree with his estimation of repair I must made for him. So since I did not agree with him I refused to sign the etat de lieux de sortir and Only signed the paper that I disagree with his estimation of repair that needs to be done plus that I handed over the key.

Now what should I do next? Where do I search for advice? WHo can help me? I am really clueless on what to do next now?

Best not to have signed anything at all. Sounds like a bunch of scammers to me. Do you have a copy of the document you did sign? Was it in a language you understood? How on earth could there possibly be repairs after only five weeks?

If there are repairs, claim on your insurance. The insurance will send an expert out. If it's a scam, you'll then have an independent expertise that won't have cost you a cent to fall back on.

Try this if needs be.

Registering the Lease

All leases in Belgium must be registered with the local office of the Receiver of Registrations, Ministry of Finance (Enregistrement, Ministere des Finances/Registratie, Ministerie van Financien), within two months of being signed. If the lease is not registered within this period, a fine can be imposed. The lease must be registered by the owner of the property and is entirely free of charge. If the lease is not registered, the landlord will receive a fine and the tenant can end the contract at any moment without having to give notice or pay any penalties. The lease can be registered in person at the local office of the property, by post, by e-mail or by fax.

The Federal Public Service of Finances can provide further information and a list of offices, Tel: 02 572 57 57

I signed only the paper that says that we did not agree and that i only handed over the keys for the appartment. I had to give him the keys cos someone else was moving in? The paper was in french and I signed it (cos it only says we disagree on the estimation of things I must pay and that I handed over the key).
I asked him if I could register my address there when I first moved in but it was only a sublet for 2 months and he told me it wont be worth it to register my address there as it will take the commune at least 2 months to register im living there and then I ll move out again anyways. So I opened a po. box for my letters.
What should I do now? Its been 4 days ago since I left the apaprtment and I have no clue whom to contact for advice? WOuld anyone by any chance know where to contact someone that could give me advice on this what to do next? Its too late to register the contract now cos I moved out. I just want to know what next to do ? I just feel like totally overwhelmed by this and have no clue what to do next?

I just checked my home and family insurance they told me its not for these purposes so I cant ask my insurance to send out an expert to do another estimation. They are a bunch of liars and I am fed up with his shitt. I just want my frigging deposit back and avoid any more headache with this scam!

First of what kind of damage can you do in 5 weeks? Who is holding the deposite the bank? Can you ring them and seek clarity on the way to proceed.? Yes if you're there a short time I see the landlords point but I was under the impression you had to register in the commune what ever, this is why it's advisable to have your own expert at these things, they are always looking for a way to cream unsuspecting tenants.

As I told someone yesterday, join syndicat des locataires/ huurdersbond. It doesn't cost much and they will give you advice and help you with any problem you have with a landlord. You can find your local one by doing a Google search. Good luck
