Hello,
I would like to sell my apartment in Brussels.
Has anyone recently sold a property?
Has anyone some advice on the best way to go about doing this, with or without an estate agency....?
How long roughly does it take once an offer has been accepted?
What % in fees do I need to take into account?

Personally, I would use an agency since you can then control which days the apartment can be visited. Otherwise, you don't know who is traipsing through your place. Usually they ask about 3% but you would need to check. After the signature of the compromis de vente, the buyers have maximum 4 months to sign the final contract. You should also have the compromis signed at the notaire's office.

I sold mine and there was no way I would go through an agency in Belgium. I only had bad experiences with them.
The sale is made in three steps: 1 offer (offre d'achat) - 2 initial contract (compromis de vente) - 3 sale (act de vente). You should probably have the first one ready, you can find examples on the internet, good idea for your Notaire to review it. Even a mail can be binding on both side if a price is agreed.
Second, declutter and dress up your apartment, fix the stuff broken or ugly (just have a look at Immoweb for the monstruosities for sale). The sale is done in the first few minutes of a visit so be prepared.
Look at prices in the 'hood and advertise it on immoweb , Vlan or wherever you want.
I really don't see the added value of giving it to an agent unless you want to through thousands of Euro out of the window.
Sell your apartment to a notaris.
Oh, that's too much in the centre. I'm looking for something that's around 10 -15 mins outside the centre.
