EPC Score

Question

Hello, My husband and I are looking for a new apartment inLeuven. We want to take one but it has high EPC 678KH/meter square. Owner says the windows have been placed in this year. Is this reduce the EPC? The apartment is 43 meter square with one bedroom and kitchen. Heating is electric. Could anybody share their experience or have any advice?

Electric heating is the most expensive to run. Additionally, this apartment is going to be more expensive than average to heat, so your electricity bills will be fairly high.

You can only go on the EPC now. If the owner has replaced the windows, you have to assume that the EPC is for the place ass it is now with new windows.

The owner has to provide a recent EPC , when he has replaced the windows.
How is the electrical heating ? floor or accumulation ?
Are all apartments in the house electrically heated ?
It is better not to buy an older place with electrical heating ; it is next to impossible to update .
Apartments with electrical hetaing tend to be cheaper in buying , but in the end hard to sell.

Apartments with electrical heating are cheaper to rent, but the saving on rent will be more than made up for by the much higher heating bills. Find yourself somewhere else or you will regret it when you see the electricity bill that covers next winter.

We are thinking the same, better not to go for electrical heating. Thank You, everyone. Just one more question. In a 60 square meter apartment, will there be much difference in the electricity bills if the EPC score is between 150-250?

As a user of electricity for heating you will be a heavy consumer , and will have to pay a rather large amount in "transportation" levy , , at least in flanders... you can always ask the owner to show you the yearly electicity bill. Gives you a better idea about the real moneywise cost of heating.
