3-6-9 rent contract: what happens there after?

The 3-6-9 lease does not exist anymore (not since at least 20 years). Leases are either for 9 years, or for up to 3 years (short term leases).

At the end of the lease period, a 9 year lease will be automatically extended for another 3 years if neither party gives notice. If your landlord wants to give notice, they have to do so at least six months before the expiry of the lease. For your, this period is three months.

At the end of the 3 year extension, the lease is again automatically extended for another 3 years, and so on.

in the real world leases are for 6 months, many times month-month.....who in the WORLD stays in one apartment for NINE YEARS !?!?!?!?

A lot of people in Belgium rent long-term. I know I'm not a typical expat in this sense, but I've rented the same apartment for more than 20 years. The landlord has not raised the rent for the last seven years so it's dirt cheap now. I have no desire to buy in Beligum.

To clarify: when I say "raised the rent" I mean he has not indexed it for seven years. Obviously he would not even have any right to raise it, apart from the annual indexation.

Belgians. The rules were established for Belgians, not temporary residents who are here on short-term assignments.

@RPPKN I have a question on this point. Supposing a lease just entered its 10th year, is this considered to have the same rules as the 1st year or as the 9th year?

The reason I am asking is because I just entered my 10th year and informed my landlord about releasing the apartment and he is asking me for 3 months rent notice (which I understand) PLUS 3 months penalty as if this was the 1st year of lease!!! Do the 3 months of penalty make any sense at all?

What is it that is automatically renewed at the end of the 3/6/9 contract? Is it a 3-year extension (so the 10-11-12 years) is is it the entire contract so 3/6/9 again from scratch?
