House Inspection before vacating

Hi ,

I have left my current apartment and had the final check up done by the inspector.

I pay 50% and the land lord pays 50% of his fees. I had stayed in this house for 3.5 yrs.

The inspector in all fairness did a great job assesing and examining the house for damages.

But, his cost estimates for the same seemed inflated.

He pointed out that thers is Calc , boiler maintenance, some bulbs to be replaced, a small sink leak, small holes in walls to be filled (polyfilla did not help much), a broken tile .

He said that approx 500 Euros would be the total cost. Is this a reasonable amount ? i think it is expensive , Especially since the house is in very good condition to live in , as per him.

For 3 press fit bulbs of 25 Kw  he has estimated an approx cost of 30 Euros !!!! , i think that is expensive ? I think if i go to Brico i will get it for much cheaper , TVA included.

A broken tile replacement is costing 80-100 /- .

Boiler maintenance (i did not take a contract), he estimated for 10 months = 100 /-

He said his job ends with the inspection done and that i need to negotiate the costs etc later with the landlord . Is this true ?

Tactically , how can i strike a good bargain i.e bring down the cost from 500 ?

The landlord still needs to sign my Rental Guarantee contract. approx 2500 /- of my Euros is locked in the bank ....

The report given by your expert is always considered as "final". There is a clause indicating this in all standard contracts.

The Belgian experts / inspector have reference table to make their estimations.

If you have had the very bad idea to give back the rented properties with broken bulbs, they invoice a fixed price /bulb taking into account the price of a standard bulb BUT also the time it will take to your landlord to buy it, the transportation cost (ha will have to use his car) and the time needed to replace it!
