Termination of the 3 years and less rental contract

Hello,
I had a short term rental contract (3hears and less) signed in 2016. Right now I’m entering my 5th year under this contract and needs to terminate it as being relocated.
My landlord requires 3 month penalty on top of 3 months moving out notice or finding somebody on my place.
I don’t think this rules applies to my case. What do you think?
