Noise problem

I rent a ground floor apartment in a block, and the boiler for the entire building, which is directly below my flat, was completely replaced recently (a year after I moved in). The noise from the new boiler is far louder than its predecessor and has become intolerable, particularly at night, and I can now no longer sleep in the bedroom because of it. My landlord says the company who installed it did a poor job fitting it, and the building committee are trying to take action against them, but nothing is happening quickly. In the mean time, my bedrooms are effectively unusable. As the source of the problem is one of the communal facilities for the building which I pay for through my communal charge, what rights do I have?

As tenant, you have the right to break a standard lease (main residence - 9 years duration), whenever you want and without having to provide any justification.
You just have:
- to send a 3 months notification (best through registered letter with proof of receipt)
- to pay an indemnity of 3, 2 or 1 month of rent if you break the contract during the 1st, 2nd of 3 years.
