Registering a Rental Contract

Hello – we are planning to lease our apartment for rent and we have a question concerning registering the rental contract. We would like to know about the procedure for this, particularly:

- What documents are needed for registration, besides the rental contract itself?
- Can I have the ‘etat des lieux’ done after registering the contract?
- What is the deadline for registration?
- The apartment is in Etterbeek. Where do I need to go for the registration?

I registered my rental contract as I arrived here. It was a long time ago and i can not remember the procedure, however found this on a web site that I think you can trust.

Registering the Lease (There is more inf on the website above)
All leases in Belgium must be registered with the local office of the Receiver of Registrations, Ministry of Finance (Enregistrement, Ministere des Finances/Registratie, Ministerie van Financien), within two months of being signed. If the lease is not registered within this period, a fine can be imposed. The lease must be registered by the owner of the property and is entirely free of charge. If the lease is not registered, the landlord will receive a fine and the tenant can end the contract at any moment without having to give notice or pay any penalties. The lease can be registered in person at the local office of the property, by post, by e-mail or by fax.

To register apartment in Etterbeek:

I'm not landlord, but I registered apartment as a tenant, I think it should be the same. They ask for 2 or 3 contracts. One will stay in bureau after the registration, one you can take for yourself and if you brought 3 contracts, you can send one to your tenant.
Nothing else is required except the contracts.
