Surely illegal rental contract

About to secure a rental flat in central Brussels from ALVA... but the landlord insists I sign his contract. But there are crazy terms in it with liabilities for the building's infrastructure etc - for that risk i'd buy the place. In Canada there's a template document to follow, tenant and owner know their responsibilities.
Question is (anyone out there) if I sign these clauses which all advice & logic tells me are impossible to enforce on a tenant, would national law back me up? Writing those words makes me wonder if I should just walk away now.
