Tenant moving out - painting of walls?

Question

Dear folks,

One question: who can give me reference to Flemish rental rules as regards the obligation (or not) for the tenant to repaint walls & fill the holes in the walls, after 3 years of a contract of 9 years have passed?

I will take the time to do some research on this, but if somebody can help already with an indication of the rules, that would be helpful!

It will save you a lot of money if you refresh the paintwork, especially if it is white, and remove fixings in the walls and fill them. I didn't do this and, although the house was still in very good condition, they took 15 euro per square metre for the paintwork and about 10 euro per screw//thumb tack/rawl plug hole. My etat de lieu cost me 3 grand when I thought it might be a couple of hundred at worst. Ask your landlord if he/she wants you to do this. I think you will either have to do it, or pay what an 'expert' thinks it costs to do it.

You are obliged to make good any holes that were not listed when you moved in.
You have no obligation regarding paintwork unless it is worn in a way that is unreasonable in the context of a 3 year rental. However, as ELJI says, generally refreshing it will probably be money well spent.
Much depends on your relationship with your landlord; if you feel that he is likely to try to rip you off, then make sure that he has nothing to complain about.
